Altipik general terms and conditions
These General Rental Terms and Conditions (“General Terms and Conditions”) govern bookings of holiday accommodation made through Altipik Immobilier.
They form an integral part of the rental agreement entered into between the tenant and the owner of the accommodation, represented by Altipik Immobilier.
Confirmation of a booking implies acceptance of these General Terms and Conditions as well as any special conditions stated in the offer or booking confirmation.
1.Booking and conclusion of the contract
The booking becomes final upon confirmation by Altipik Immobilier and payment of the amounts required in accordance with the booking confirmation.
The tenant is responsible for the accuracy of the information provided at the time of booking, in particular regarding their identity, contact details and the number of persons occupying the accommodation.
The characteristics, services, prices, payment terms, cancellation conditions and any restrictions specific to the accommodation are stated in the booking confirmation.
In the event of any discrepancy between these General Terms and Conditions and a special condition expressly stated in the booking confirmation, the latter shall prevail.
For bookings made through a third-party platform (Airbnb, Booking.com or other), the platform’s specific terms applicable to the booking may prevail, in particular with regard to payment, cancellation and the handling of the security deposit.
2. Prices
The applicable prices are those indicated at the time of booking and confirmed by Altipik Immobilier.
The booking confirmation specifies the services included as well as any additional charges.
Depending on the accommodation and type of booking, the price may include or separately provide for final cleaning, household linen, tourist taxes or certain additional services.
Any optional services ordered subsequently will be charged additionally.
3. Payment terms
Unless special conditions are stated in the booking confirmation, Altipik Immobilier’s standard payment terms are as follows:
For bookings made more than 60 days before the arrival date, a deposit of 50% of the booking amount is due within 5 working days following the booking.
The balance is due no later than 60 days before the arrival date.
For bookings made 60 days or less before the arrival date, the full amount is due within 5 working days following the booking.
If payment is not received within the specified deadlines, Altipik Immobilier reserves the right to cancel the booking after formal notice or a reminder has remained without effect.
In all cases, the stay must be paid in full before the keys are handed over or access to the accommodation is granted.
4.Cancellation policy
Certain properties, periods or offers may be subject to different conditions. These will be indicated at the time of booking and in the booking confirmation.
Any cancellation request must be communicated to Altipik Immobilier in writing.
Cancellation does not automatically entitle the tenant to postpone the stay or receive a credit voucher.
In the event of early departure, late arrival or total or partial non-use of the accommodation for reasons attributable to the tenant, no reduction in price shall be due.
Altipik Immobilier strongly recommends that tenants take out travel and cancellation insurance covering, in particular, illness, accident, death, transport problems and other unforeseen events.
5. Cancellation or inabilityto provide the accomodation by Altipik
If, for reasons beyond Altipik Immobilier’s control, the booked accommodation cannot be made available, Altipik will inform the tenant as soon as possible.
Where possible, Altipik will offer alternative accommodation of a comparable category and quality.
If no reasonable alternative can be offered or accepted, the amounts paid for services that cannot be provided will be refunded.
Any mandatory rights granted to the tenant under applicable law remain unaffected.
6. Security deposit
A security deposit may be required for the stay. Its amount and the method by which it is provided are specified in the booking confirmation.
Depending on the accommodation, booking platform and payment method used, the security deposit may take the form of:
The tenant authorises Altipik Immobilier, within the limits of applicable law and upon presentation of the necessary supporting documentation, to use all or part of the security deposit to cover, in particular:
If the amount of the damage exceeds the security deposit, the tenant remains liable for the outstanding balance.
7. Arrival and access to the accomodation
Unless otherwise stated, accommodation is available from 4:00 p.m. on the day of arrival.
Before the stay, the tenant will receive the necessary information regarding access to the accommodation.
It is the tenant’s responsibility to read these instructions before arrival.
Any arrival requiring specific assistance from Altipik Immobilier must be notified sufficiently in advance.
Early arrival is only possible with the prior agreement of Altipik Immobilier.
8. Occupancy of the accommodation
The accommodation may not be occupied by more persons than the maximum capacity stated in the booking.
Any additional person must be declared to and accepted in advance by Altipik Immobilier.
In the event of unauthorised occupancy, Altipik Immobilier may charge the corresponding additional costs and, in serious cases, terminate the stay.
The person who made the booking is responsible for the conduct of all other occupants and visitors.
The accommodation is intended exclusively for private holiday use, unless otherwise agreed in writing.
Any subletting or transfer of the booking to a third party without prior authorisation is prohibited.
9. Parties, disturbances and respect for neighbours
Tenants are required to respect neighbours, the rules of the condominium or building, and local regulations.
Parties, events or gatherings exceeding the normal occupancy of the accommodation are prohibited without prior written authorisation.
Excessive noise, particularly during the night, is not permitted.
In the event of a justified complaint from neighbours, police intervention, or a serious or repeated breach of the rules of conduct, Altipik Immobilier reserves the right to take the necessary measures, which may include early termination of the stay, without prejudice to the tenant’s mandatory legal rights.
10. Groups of young people
Certain properties are subject to a minimum age requirement or do not accept groups consisting exclusively of young adults.
Restrictions specific to each property are stated in its description or booking confirmation.
Altipik Immobilier may request additional information regarding the composition of the group before arrival.
11. Pets
Pets are only permitted in properties expressly designated as pet-friendly and with the prior approval of Altipik Immobilier.
They must be declared at the time of booking.
An additional charge may apply in accordance with the conditions indicated at the time of booking.
The pet owner is responsible for any damage, soiling or disturbance caused by the animal.
12. Non-smoking accomodation
Unless expressly stated otherwise, properties managed by Altipik Immobilier are non-smoking.
Smoking or vaping inside the accommodation is prohibited.
Costs incurred for removing odours, special cleaning or restoring the accommodation as a result of failure to comply with this rule may be charged to the tenant.
13. Use of the accomodation and equipment
The tenant undertakes to use the accommodation, its furniture and equipment with care and for their intended purpose.
Special facilities such as hot tubs, saunas, swimming pools, fireplaces, barbecues or other equipment must be used in accordance with the instructions provided.
Children remain under the supervision and responsibility of the adults accompanying them.
Any fault, malfunction or damage noticed upon arrival or during the stay must be reported promptly to Altipik Immobilier so that appropriate action can be taken.
14. Malfunctions and complaints during the stay
Any defect or non-conformity must be reported to Altipik Immobilier as soon as possible and, where possible, within 24 hours of being noticed.
The tenant must allow Altipik Immobilier, the owner or an appointed service provider to access the accommodation where reasonably necessary to inspect or resolve the problem.
Altipik Immobilier must be given a reasonable period of time to remedy the situation.
The tenant is required to take reasonable measures to prevent any damage from worsening.
15.Internet, television and technical services
Where the accommodation provides an internet connection, television or other services supplied by external providers, Altipik Immobilier cannot guarantee their uninterrupted operation.
A temporary interruption beyond Altipik Immobilier’s control does not automatically entitle the tenant to a reduction in price.
The same applies, in particular, to temporary interruptions of electricity, water, heating or other public utilities beyond Altipik Immobilier’s control.
The tenant’s mandatory legal rights remain unaffected.
16. Weather conditions and ski area
Weather conditions, snow conditions, the opening of ski lifts, ski slopes, roads, paths or tourist facilities are beyond the responsibility of Altipik Immobilier.
The closure or restricted operation of such infrastructure does not in itself constitute grounds for cancellation or reimbursement of the stay.
17. Snow and access
In mountain regions, access conditions can change rapidly.
The tenant is responsible for having a vehicle and equipment suitable for winter conditions.
Snow-clearing schedules for roads, parking areas and private access routes depend on weather conditions and the service providers concerned.
18. Electric vehicle charging
Electric vehicles may only be charged using a charging station or installation expressly intended for this purpose.
Connecting an electric vehicle to a standard household socket in the accommodation, garage or common areas without prior authorisation is prohibited.
Any charging costs are payable by the tenant.
19. Tenant's liability
The tenant is responsible for damage caused by themselves, other occupants, visitors or pets.
Any incident or damage must be reported immediately to Altipik Immobilier.
The tenant may be required to reimburse the reasonable costs necessary to repair or replace damaged items, excluding normal wear and tear.
Altipik Immobilier recommends that tenants have valid private liability insurance covering the duration of their stay.
20. Liability of Altipik Immobilier
Altipik Immobilier acts as an intermediary and/or representative of the property owner in accordance with the mandate entrusted to it.
Altipik Immobilier is liable for its own acts and omissions within the limits provided for under Swiss law.
In particular, Altipik Immobilier shall not be liable for events reasonably beyond its control, such as general outages, natural events, interruptions of public utilities, decisions by public authorities or failures by external service providers, subject to mandatory legal provisions.
Altipik Immobilier is not responsible for personal belongings lost, forgotten, stolen or damaged in the accommodation, except where liability is imposed by law.
21. Departure
Unless otherwise stated, the accommodation must be vacated no later than 10:00 a.m. on the day of departure.
Even where final cleaning is included or charged, the accommodation must be left in a condition consistent with normal use.
In particular, the tenant must:
Bed linen and towels must be left in accordance with the instructions provided for the property concerned.
In the event of excessive soiling or clear failure to comply with the departure instructions, any additional costs actually incurred may be charged to the tenant.
22. Forgotten items
Items found after departure may be kept temporarily by Altipik Immobilier.
Their return can be arranged at the tenant’s request and expense.
Altipik Immobilier cannot guarantee the recovery of forgotten items and reserves the right to dispose of unclaimed items after a reasonable period.
23. Photographs and descriptions
Altipik Immobilier endeavours to present properties as accurately as possible.
Minor changes may nevertheless occur between the time photographs are taken and the stay, particularly with regard to furniture, decoration or certain equipment.
Such differences do not constitute non-conformity where they do not substantially alter the quality, capacity or use of the accommodation.
24. Force majeure and extraordinary circumstances
Altipik Immobilier shall not be held liable for failure or delay in performing its obligations where this results from an extraordinary and unforeseeable event reasonably beyond its control.
Such events may include natural disasters, fires, restrictions imposed by public authorities, major network outages or other comparable events.
The consequences for the booking will be assessed according to the circumstances and applicable legal provisions.
25. Data protection
Personal data required for the booking and performance of the stay are processed in accordance with applicable Swiss legislation and the Privacy Policy published on the Altipik Immobilier website.
Certain data may be transmitted to property owners, booking platforms, payment service providers, technical service providers or public authorities where necessary for the performance of the contract or required by law.

26. Amendments to the General Terms and Conditions
Altipik Immobilier may amend these General Terms and Conditions for future bookings.
The version applicable to a booking is the version accepted by the tenant at the time the contract is concluded.
27. Applicable Law
These General Terms and Conditions and the rental agreement are governed by Swiss law.
Mandatory provisions relating to jurisdiction and consumer protection remain unaffected.
